Job Description:
Senior Commercial Manager will be mainly focused on Projects covering the entire Emaar Assets.

Corporate Facility Management:

  •     Attends meetings with asset owners and advises on any commercial and contracts related matter.
  •     Attends other meetings with management peers, project managers, customers when required.
  •     Manages the service fee coordination process, while ensuring proper reporting and process efficiency improvements.
  •     Applies best-practice Corporate Facility Management standards to tender and contract
  •     documentation, including on-going scope improvements to assist operational delivery.

Commercial and Contracts Management:
  •     Manage,monitor and audit outsourced Contractors   with respect to on-going operation of all Building Services Responsibilities.
  •     Generate briefing documents on issues, proposals, recommendations and best practice methodologies.
  •     Submit and monitor all commercial orders for management approval.
  •     Authorise the procurement of all services and goods.
  •     Authorise the payment and allocation of all service provider invoices. Manage the LPO and PR process, while ensuring proper reporting and process efficiency improvements.
  •     Manage the invoice payment & allocation process, while ensuring proper reporting and process efficiency improvements.
  •     Manage the Commercial Managers and the Contracts Specialist, with assistance on reporting and process efficiency improvements.
  •     Assist with the management of all Facility Management and Emaar Community Management service fee budgets.
  •     Assists other Emaar stakeholders on any technical matter and coordinate to keep them informed and ensures appropriate action is taken.
  •     Provide quality environment for customers by ensuring that service level agreements are agreed and met in full to the customer's satisfaction.
  •     Manages commercial/contract documentation and information library
  •     Manages commercial/contract base in excess of AED 900 million

Team Management:
  •     Organize training and development for team.
  •     Delegate work with clear work instructions and provide performance feedback to team members.
  •     Manage team action plan to ensure work efficiency within set deadlines.

Coordination:
  •     Works with technical support team to resolve site based issues.
  •     Manages interfaces with various TDM departments, infrastructure managers, service providers representative for facility operation & maintenance.
  •     Liaises with projects, handover, and support staff.

Team Management:
  •     Provides technical guidance and assistance to the various facility maintenance personals under his control.
  •     Manages staff to ensure they are led from the front and directed appropriately.
  •     Provides on job training & career development at site thru informal way.

Desired Skills & Experience:-
  •     A sound understanding of the FM Framework process and its application.
  •     A sound commercial background from a developed FM market.
  •     A sound understanding of the FM industry.
  •     Over 10 years experience in FM.
  •     An MSc. in FM or equivalent.
