Job Description:
The job holder liaises with the nominated Facilities Management Company to ensure that all services are provided as per Emaar’s standard and as per agreed policies and procedures. The position is facilities manager responsible for all aspects of FM operations on the Burj Dubai site. The role manages the interfaces with blue chip clients both leased properties and owner occupier liaison. The role also is responsible for the FM service provision on site. The site is a premier business hub and high levels of customer satisfaction are required.


  • Degree in Mechanical or Chemical Engineering
  • NEBOSH Certified
  • Experience in OHSAS 18001 & ISO 14001
  • First Aid certification 
  • Excellent skills in spoken and written English.
  • Able to communicate in Hindi, Urdu will be good.
  • Additional Knowledge of spoken and written Arabic would be desirable.
  • He shall be self-motivating and have sufficient presence to deal with external authorities and Company Management.
  • Proficiency in MS Window power point, excel, words, AutoCAD

  • At least 2 years’ experience in managing comparable facilities operations

Key Accountabilities:
  •     Evaluation and close monitoring of the periodic maintenance of all equipment’s/MEP assets according to PPM schedules submitted by the nominated Facilities Management company
  •     Daily monitoring/updating of Service Request related to common area and facilities and follow up with vendors to ensure timely completion of job.
  •     Coordination with projects dept., consultant and contractor for any design, system and quality related issues.
  •     Daily site visit for all issues related to the common area.
  •     Visiting the customers for the all the critical issues raise by them.
  •     Preparing detailed snagging report for all the communities and to make action plan for rectification.
  •     Coordination with stores and all subcontractors for the delivery and completion of all the works.
  •     Attending all meetings and discussions related to common area and infrastructure.
  •     Complete follow on PR raised and coordination for site execution of works
  •     Daily coordination with CMD for site issues. Regular joint inspections between FM/CMD
  •     Maintains records of maintenance and prepares routine reports to Management as required.
  •     Line Manager allocates to the Asst Manager Security various assignment, Facilities Engineer reports to Assistant Manager, Facilities Management and responsible for :
  •     The upkeep, maintenance and preventive maintenance on all Emaar built properties that are used as common/shared areas for leased/freehold properties.
  •     Ensuring that nominated Facilities Management Company provides the services as agreed (Custodial, Engineering, Pest Control, and Waste Mgt. etc.)
  •     The upkeep, maintenance and preventive maintenance on all Emaar recreation centers and amenities.
  •     Maintains records of maintenance and prepares routine and ad hoc activity reports to Management, as required.
  •     Performs miscellaneous job-related duties as assigned.
  •     In addition to the duties listed above, the Facilities Engineer in his classification may perform additional or specific tasks. Any single position may not be assigned all duties listed above, nor do the examples cover all duties, which may be assigned. Daily inspections of site
  •     Weekly report of activity
  •     Developing an organisation's overall property strategy
  •     Monthly report of activities with firm timescales for resolution of all items including tenants queries.
  •     Monitor all FM expenditure and prepare draft budgets on an annual basis.
  •     Work with technical support team to resolve site based issues
  •     Liaise with projects team on DLP
  •     Supervise all fit outs on site, liaise with consultants and ensure all documentation is complete and submitted.
  •     Management support of events held on site
  •     Manage a team of service providers to undertake the management of FM issues.
  •     Audit the service providers in coordination with FM department.
  •     Ensure and be responsible for service providers keeping up to date records on all matters, particularly in respect of statutory records, fire signage etc.
  •     Work toward shared goals and visions to improve the FM service provision
  •     Improve standards on site to ensure an acceptable standard
  •     Manage the service provider to ensure they are led from the front and directed appropriately
  •     Build harmonious relationships with tenants, landlord representatives and service provider teams, together with holding a minimum of quarterly minute meetings with tenant’s representatives.
  •     Monitor suppliers activities and alert contract manager
  •     Manage a service provider team on site and ensure their teams are given correct instructions and training.
  •     Assist in the Establishing department’s policies and procedures and monitoring that these policies are met on on-going basis.
  •     Review departmental targets on on-going basis and report to department’s head, Finance & Development by weekly reports on achievements
  •     Implement general Health & Safety regulations, site insurance and coordination between fit out contractors and FM / BMS.
  •     Project’s day to day technical operations and management including car parks.
  •     To ensure that more time is spent on site to deliver exceptional service
  •     Management of ISO140001 tests and provision of management reports to central team.
  •     Advising on health and safety of a building's environment for the occupants and users
  •     Advising on energy efficiency
